The VA home loan is one of the strongest benefits available to eligible veterans, active-duty service members, and some surviving spouses. It is backed by the Department of Veterans Affairs, which allows lenders to offer favorable terms.
Main benefits
- No down payment: Many eligible borrowers can buy with $0 down.
- No monthly mortgage insurance: Unlike many low-down-payment loans, VA loans do not charge monthly mortgage insurance.
- Competitive rates: VA loans are often priced competitively compared with other programs.
- Flexible credit guidelines: Lenders may work with a wider range of credit profiles.
- Limited closing costs: The VA restricts certain fees that borrowers can be charged.
The VA funding fee
Most borrowers pay a one-time funding fee, which can typically be financed into the loan. The amount depends on your service, down payment, and whether you have used the benefit before. Veterans receiving VA compensation for a service-connected disability are generally exempt.
Eligibility
Eligibility depends on length and type of service. You will need a Certificate of Eligibility, which your lender can usually request for you. The home must be your primary residence and meet VA property requirements.
Reusing your benefit
The VA loan benefit is not one-time only. You can use it again after selling a home and paying off the loan, and in some cases you may be able to have more than one VA loan.
Refinancing options
Veterans with an existing VA loan may qualify for streamlined refinance options, and eligible borrowers can also explore VA cash-out refinancing.
Thank you for your service
If you have served, it is worth reviewing exactly what you have earned before you buy or refinance.
