Being your own boss gives you freedom, but the mortgage process can feel built for salaried employees. A little preparation makes it much smoother.
1. Know which income the lender will count
Conventional loans usually average your net income over two years of tax returns. If your returns show low income because of deductions, ask about alternatives such as bank statement, profit and loss, or asset-based programs before you assume you cannot qualify.
2. Organize your paperwork early
- Two years of personal and business tax returns, if you have them
- 12 to 24 months of bank statements
- A year-to-date profit and loss statement
- Business license or proof of self-employment
- Recent pay records if you also draw a salary
3. Separate business and personal money
Clear, consistent accounts make deposits easier to verify. Mixing accounts can lead to extra questions and delays.
4. Protect your credit
Pay every bill on time, keep card balances low, and avoid new credit before and during the process. A financed vehicle or new business credit line can change your debt-to-income picture.
5. Plan your down payment and reserves
Lenders like to see money left after closing. Self-employed borrowers are often asked for more reserves than salaried buyers, so build that cushion early.
6. Be ready to explain
A big deposit, a drop in income, or a new business can raise questions. A short written explanation, with supporting documents, usually resolves them quickly.
Start the conversation early
Talking to a loan officer six to twelve months before you plan to buy gives you time to fix anything that could slow you down.
