Jumbo Loans Explained: What They Are and How to Qualify

blog-02

Buying a high-priced home often means borrowing more than standard mortgage programs allow. That is where jumbo loans come in.

What makes a loan “jumbo”?

Each year, the Federal Housing Finance Agency sets conforming loan limits. These limits vary by county, and high-cost areas have higher caps. Any loan amount above the limit for your county is considered a jumbo loan. Because jumbo loans cannot be backed by the usual government-sponsored programs, lenders set their own guidelines.

How jumbo loans differ from conforming loans

  • Credit: Lenders often want stronger credit scores.
  • Down payment: Many programs ask for 10% to 20% down, and some allow less for well-qualified buyers.
  • Reserves: Expect to show savings that could cover several months of payments after closing.
  • Documentation: Full documentation is common, though alternative documentation options exist for self-employed buyers.
  • Appraisal: Higher-value homes may require additional appraisal review.

Ways to strengthen your application

Pay down revolving debt before applying, keep your credit reports clean, and avoid opening new accounts. Lenders want to see stable income, low debt compared with income, and healthy reserves.

Fixed or adjustable?

Jumbo loans come in fixed-rate and adjustable-rate structures. A fixed rate gives a predictable payment for the life of the loan. An adjustable rate may start lower but can change after the initial period. The right choice depends on how long you plan to own the home and how much payment change you are comfortable with.

Self-employed and buying high-priced?

If tax returns understate your income, a jumbo loan can sometimes be paired with bank statement or other alternative documentation. That combination is worth exploring early, before you make an offer.
