Growing a rental portfolio can hit a wall when every new property has to be qualified against your personal income. DSCR loans remove that barrier by focusing on the property itself.
What does DSCR mean?
DSCR stands for debt service coverage ratio. It compares the income a property produces to the cost of owning it. In simple terms: rental income divided by the monthly housing payment, which usually includes principal, interest, taxes, insurance, and any association dues.
A simple example
If a property is expected to rent for $3,000 a month and the total monthly payment is $2,500, the ratio is 1.2. A ratio of 1.0 means the rent roughly covers the payment. Many lenders prefer a ratio of at least 1.0, and a higher ratio can improve pricing. Some programs allow a lower ratio with other strengths in the file.
Why investors like DSCR loans
- No personal tax returns or W-2s are typically required to verify income
- Qualification is based on the property’s rental performance
- Useful for investors with several properties or complex returns
- Many programs allow closing in an LLC
What to expect
- These loans are for investment properties, not your primary home
- Down payments are commonly 20% to 25%
- Rates are generally higher than owner-occupied conventional loans
- Some programs include a prepayment penalty, so read the terms carefully
- Lenders usually require cash reserves after closing
- An appraisal or rent schedule will support the income estimate
Purchase or cash-out
DSCR programs are available for purchases and for refinancing an existing rental, including cash-out options to fund your next acquisition. Running the numbers before you make an offer helps you avoid surprises.
