Home equity can fund renovations, debt payoff, an investment, or a business need. The question is how to access it without giving up more than you have to.
Cash-out refinance
A cash-out refinance replaces your current mortgage with a new, larger one and gives you the difference in cash. You end up with one new payment and one new rate.
- Best when: your current rate is at or above today’s market, or you want to restructure the whole loan.
- Watch for: giving up a low existing rate, plus closing costs on the full new balance.
Second mortgage
A second mortgage is a separate loan on top of your existing one. It usually pays out as a lump sum with a fixed payment.
- Best when: your first mortgage rate is well below market and you want to keep it.
- Watch for: two monthly payments, and a second-loan rate that is typically higher than a first mortgage.
HELOC
A home equity line of credit works like a credit line secured by your home. You borrow what you need, when you need it, and often pay interest only on the amount used.
- Best when: you want flexibility for ongoing or uncertain expenses.
- Watch for: rates that can change and the temptation to borrow more than planned.
Questions to ask yourself
- Is my current mortgage rate better or worse than the market?
- Do I need a lump sum or flexible access?
- How much total equity do I want to keep?
- How long will I stay in the home?
Self-employed homeowners
If your income does not show up neatly on tax returns, alternative documentation options exist for both cash-out refinances and second mortgages, including bank statement and P&L programs.
