If you own a business or work for yourself, your tax return may not show what you actually earn. Write-offs and business expenses lower your taxable income, which is smart for taxes, but it can make a conventional lender see a much smaller number than your real cash flow. Bank statement loans were built for exactly this situation.
What is a bank statement loan?
A bank statement loan is a home loan that uses your bank deposits, instead of tax returns and W-2s, to estimate your monthly income. It is still a fully underwritten mortgage. The lender simply measures your ability to repay in a way that fits how self-employed income really works.
How the income is calculated
Most programs review 12 or 24 months of personal or business bank statements. The lender totals your eligible deposits, removes transfers and one-time deposits that are not real income, and averages the result. If you use business statements, an expense factor is usually applied to account for the cost of running the business. The final number is your qualifying monthly income.
Who it is a good fit for
- Business owners and independent contractors
- 1099 earners and freelancers
- Professionals with large write-offs on their returns
- Owners whose income has grown quickly and is not yet reflected on a tax return
What lenders typically look for
- Two years of self-employment, though some programs allow less
- Consistent deposits into the account you submit
- A credit score that meets the program minimum
- A down payment or equity position that is often larger than conventional loans require
- Reserves, meaning savings left over after closing
What to know before you apply
Because these loans rely on alternative documentation, pricing and down payment requirements are often different from conventional loans. Rates are commonly higher, and guidelines vary from lender to lender. The tradeoff is access: you can qualify based on the income your business actually generates.
How to prepare
Keep business and personal funds as separate as you can, avoid large unexplained deposits, and gather your most recent 12 to 24 months of statements before you start. A clean paper trail makes underwriting faster.
